The new home at 2042 Main Street in Glastonbury,Ct is a custom designed Victorian Cottage. It is approximately 2800 square feet.
The house has 4 bedrooms including a master bed suite on the first floor with a master bath and egris to the side porch. There are 3 full baths and one 1/2 bath. All utilities are underground including natural gas for heating, cooling, and cooking.
The house is equipped with Central Air Conditioning, Nutone Intercom with radio, Central Vacuum, Wired Internet throughout, and and floor to ceiling one-piece Kohler tub shower units. The kitchen cabinets are custom made and the appliances are stainless steel.
The project began as a result of the severe storms in 2011. The property is a rear lot which was heavily wooded. The center of the lot had significant tree damage; the mature trees included both deciduous and coniferous varieties. As we began the clean up process, it became apparent that this was a once in a lifetime opportunity to use the natural resources that were once the defining character of the land itself.
Dennis Hoover of Terrific Timbers of Mystic Connecticut milled the trees into usable lumber. We worked together for six days and created 20,000 board feet of lumber. There were 6x6 and 8x8 hemlock dimension lumber up to 16 feet in length. It was remarkably straight. These were used as columns and beams for the 100' of front and side porches.
The hardwood was transported to Tallon Lumber in Canaan, CT where it was put in a kiln for 28 days and dried to 4%. The result was magnificent and needs to be seen to be believed. Oak and maple boards up to 15 inches wide and some 12 feet long. All four bedrooms, the entry way, the family room, and the dining room have hardwood floors from the property. Channel 3 in Hartford heard of the uniqueness of the project and came twice; first when we were rough sawing the lumber, and second to see the finished product.
In addition lumber from the property was used for staging, as well as porch flooring. The front and side porches have approximately 800 square feet of 5/4 hardwood, a mix of maple, cherry and elm.
The house has qualified as an Energy Star home and has a HERS Index of 54 (RPM Energy Solutions).
While energy efficient, it also boasts two other green components. The first is you can walk or bike to work, shopping, restaurants, or to town events (Town band, Craft shows, etc). You do not need to get in a car to use the town resources. Then there is the ultimate green component; using a significant amount of lumber from the property it was built on.
The house won a HOBI award in 2013 for Best Green Feature of any house in Connecticut.
The center of Glastonbury is both vibrant and historical. The Historic district on Main Street includes a variety of beautiful homes. The new home at 2042 Main Street is approximately one half mile from the junction of Main Street and Hebron Avenue, considered to be the town center. It is a Victorian Cottage, set approximately 500 feet back from the road on 2 and one half idyllic acres. It is truly the best of both worlds. It is a short walk (yes there are sidewalks!) to restaurants, Whole Foods, CVS, banks, and specialty shoppes. It enjoys city water, city sewer, natural gas, and underground utilities. A longer walk or a bicycle ride will take you to Somerset Square (more restaurants, Stop and Shop and Barnes and Noble Bookstore.)
Yet it is surrounded by trees and buffered by several acres of wetland, nestled behind the historic district. The town green is a short walk and serves as a platform for concerts, craft fairs, etc.
The location of this home is unique; it is peaceful yet centrally located. In the backyard you can only see one other house, and the quiet reminds you of the country life.
It enjoys all the town utilities and conveniences and provides a unique quality of living.
