Beautiful waterfront home in scenic Woodstock, CT. This 1.5 acre property has over 100 feet of waterfront.  The beach is sandy and includes both a stationary and a floating dock. Included are 2 two-seat kayaks, six Yak board kayaks, and a paddle boat. The lake water is clean and perfect for swimming; you can fish right off the beach or the dock.

 

This is an idyllic setting half way between Boston and New York, and 15 miles from UCONN Storrs. Lake views from every room and mature trees encompassing the property make this a unique and private get-away.

 

The house in Woodstock is our family vacation home; we built it 37 years ago, and renovated it 10 years ago.  The property consists of a main house and an addition, connected by a deck.  The main house has three bedrooms on the 2nd floor with a full bathroom.  There is a 4th bedroom on the 1st floor along with a full bathroom.  The kitchen is fully applianced with post and beam ceiling, and the family room has a cathedral ceiling with a floor to ceiling fireplace.  The basement has a full bath and a laundry room with a washer and dryer.  The basement is at lake level with a walkout.

 

The addition above a three car garage is a great room overlooking the lake with two beds, air hockey, foose ball, miniature pool table, and various other games.  There is also a half bath in the addition.  

 

There is a boat garage at the water level with a paddle boat, 2 full size kayaks, 6 one person yak boards, sand toys, and other smaller water toys.  There are life jackets for all adult renters.  There is also an outside shower with hot and cold water, and an outdoor firepit.  

 

The lake is private with 90 acres of water.  There are no public beaches or boat launches; only lake owners (or renters) can use the lake.  The house sits on 1.5 acres with over 100 feet of lakefront.  The beach is sandy and very gradual.  There is a standing dock on the left side of the beach and a floating dock about 50 feet off the beach. 

 

When we meet, I provide a binder with a dozen places to go (restaurants, food stores, shopping, ice cream, etc) including phone numbers and addresses.  Across the road is a general store/restaurant open on weekends.  Woodstock is an agricultural community with scenic roads, farms, and an annual country fair.  While most families prefer to stay all week at the lake, there are vacation destinations nearby.  Sturbridge Massachusetts, with Sturbridge Village and a variety of shops and restaurants, is approximately 12 to 15 miles north; the University of Connecticut is approximately 15 miles south. 

 

The road around the lake is also private and is approximately 2 miles long.  It is perfect for walking, jogging or bike riding.​
